August 24th BOD Meeting Summary

somersett UnitedFollowing is a summary of some of the items discussed/approved at the August 24th BOD Meeting


  1. The SOA’s proposed new improved website has completed development and approval was given for its implementation and termination of the existing website vendor contract. No specific date was given as to when it will actually go on-line
  2. The Strategic Planning Committee discussed moving forward with funding for a Consulting Services contract on Master Plan amenity improvements based on current SOA member demographics.
  3. The West Park Committee wants to expand their charter to include the existing East Park. In this regard, they are recommending enlarging and leveling the grass area to make it more useable.
  4. There will be three SOA Board positions up for election this year. These include BOD positions held by Susan Novell (President), Tony Fakonas (Vice President) and Joe Fadrowsky (Treasurer). Ms. Novell announced she would not be running for re-election. No announcements either way for the other two.
  5. The negotiated Maintenance Easement Agreement between the SOA and Sierra Canyon Associations was approved by a 4 to 1 vote of the SOA BOD. Vice President Fakonas voted no, expressing the opinion that it was one-sided and not equitable to the SOA. The BOD also approved accepting responsibility for maintenance of the Sierra Canyon West Gateway Monument on the basis that it is really a Somersett entrance, and in the future, its signage will be modified to reflect such. Mr. Fakonas also voted no for this action citing many unknown factors.
  6. Approval was given for the generation of a RFP to perform an “Irrigation Mapping” service for the SGCC and Canyon 9 golf courses. Apparently there are no formal operating manuals or layout of the irrigation system components, which is based primarily on individual knowledge.
  7. There was a discussion on the need to review and revise the Aesthetic Guidelines which are 10 years old. Seth Padovan, Consulting Engineer, who has served on the Aesthetic Guidelines Committee since its inception will present a plan to the BOD to accomplish this task. No specific changes were discussed.
  8. There have been several turnovers in the SOA’s FirstService Residential Management staff. New Managers were introduced as follows:
  • Ryan Dominguez – Community Manager
  • Andrea Byrant  – Assistant Community Manager
  • Erik Olsen – Aesthetics Director
  • Nicole Drumm – Compliance Director

  1. Hard to believe that no documents exist for the SGCC and Canyon 9 irrigation systems. That said, do not understand why the SOA should fund a SGCC “Irrigation Mapping” program..The SGCC has a 90 year lease on this property, and therefore, will be the sole beneficiary of the program, not the SOA. If such an activity is really required, it should be funded by the SGCC not the SOA. If there is some intertwining of the Canyon 9 and SGCC irrigation systems, then perhaps some cost sharing might be in order.
