September 18th Board of Directors Meeting

The Somersett Owners Association (SOA) Board of Directors (BOD) will be conducting a special meeting on Monday, September 18th at 5:30 PM in the Canyon View Room at The Club at Town Center (TCTC).

 Purpose of the meeting is to open vendor bids for 1) Rockery Wall and Hillside repairs resulting from winter storms and 2) the TCTC Pool Redesign Proposals.

 Cost for the repair work  is expected to be in the $1.0M range, which raises the following questions:

  1.  Coverage under SOA Insurance policies
  2. Availability of Reserve Funds
  3. Impact on Homeowner Assessments
  4. Country Club Liability (some rockery wall damage is on SOA property leased to the Country Club)

Not sure as to what extent these issues will or will not be discussed at the meeting.  However, as in all BOD open meetings, owners will have the opportunity to comment or ask questions.

  1. Believe owners need to vote on capital expenses. Yes? No?

    Sierra Canyon owners (1) not involved with TCTC; (2) rickety walls and hillside repairs outside of Sierra Canyon???

I believe he Board may incur capital improvement expenses without owner vote if funds are currently available or via assessment increase as long as the increase does not exceed that permitted by the CC&R’s (i.e., 15% over previous year). If the Board cannot accomplish the preceding (i.e., more funds are required), then they may levy a special assessment subject to owner vote.

    My understanding that as Sierra Canyon as a part of Somersett – Then, the cost of repairs to any of the Rockery Walls are paid for by all the members of the association. It shoiuld be noted that Timaru is in a Private Street and Gated area.
